I am opposed to any new apartments being approved in Cibolo. Earlier this year, my friends & neighbors in Turning Stone & I attended P&Z meetings & Cibolo City Council meetings to speak out against rezoning land across the street from our neighborhood & the new Cibolo Valley Elementary school from SF-1 to MF-1. In July, P&Z voted 3-3 on the proposed rezoning & sent the proposal to city council with a non-unanimous recommendation. To date, the proposed rezoning has not been presented to Cibolo City Council for a vote.
The 2016 City of Cibolo Comprehensive Master Plan document, which included a lot of citizen input, listed apartments along FM 78 as the most desirable housing type for this road. I know that there is an apartment development in the planning stages set to be built on 78. Additionally, the Fasken Oil Ranch property at I-35 & Wiederstein Road, where the new Santikos movie theatre is currently being constructed, is planning to build an apartment complex with 311 apartment units. Several other locations within Cibolo city limits have also been zoned as MF-1. It is estimated that our current city infrastructure & school system can absorb 1,000 apartment units into Cibolo. The aforementioned developments should meet this quota & I recommend that we enact a moratorium against any additional multi-family zoning for the foreseeable future.
